Role Purpose:
The job holder will be primarily responsible for coordinating & assisting Tradesman/workers for carrying out periodic site/maintenance work progress in all day-to-day activities, ensuring all technical works in accordance with specification and the project management manual. First line manager of staff from all disciplines employed on contracts.
Key Task and Responsibilities:
Daily Operations Management:
- Ensure a consistent approach to PPM and reactive maintenance of MEP assets, as well as testing and commissioning of mechanical, electrical, and plumbing systems.
- Update task statuses in the CAFM system and generate work completion reports for reactive and additional works related to MEP services.
- Evaluate subordinates and provide recommendations/comments to the Senior MEP Engineer or MEP Manager.
- Perform audits on MEP tools and equipment when required.
Resource Management:
- Manage and allocate resources, including personnel, equipment, and supplies, to ensure optimal use for PPM, reactive maintenance, and testing activities across MEP systems.
- Manage inventory in the CAFM system, ensuring that MEP consumables and materials are available as needed for maintenance.
- Ensure accurate record-keeping of inventory levels and usage within the CAFM system.
Safety & Compliance:
- Plan work assignments, ensuring that a safe system of work is in place for all tasks related to MEP maintenance.
- Lead by example, setting standards for safe working practices and adherence to safety regulations across mechanical, electrical, and plumbing disciplines.
- Set personnel to work, ensuring proper supervision and monitoring to guarantee adherence to safety standards and instructions for all MEP activities.
- Provide feedback and guidance to the team to ensure continuous improvement in safe working practices.
- Participate in emergency evacuation procedures and ensure safety protocols are followed at all times.
MEP Maintenance:
- Conduct regular QHSE inspections (L10) of MEP systems in line with the QHSE plan.
- Ensure timely reporting and resolution of all MEP audits and maintenance issues, adhering to the PPM schedule and addressing reactive maintenance tasks as they arise.
- Ensure that work is executed following safety regulations and the highest quality standards in all MEP disciplines.
Customer Satisfaction:
- Liaise directly with clients or their representatives to ensure that MEP PPM, reactive maintenance, and additional works meet required specifications and expectations.
- Maintain a high level of customer satisfaction through effective communication and prompt resolution of MEP maintenance issues.
Quality Control:
- Report, process, and address any identified deficiencies or concerns related to PPM, reactive maintenance, testing, and commissioning of MEP systems during any phase of the project, in accordance with company quality procedures.
- Ensure that all MEP maintenance works are completed to the required standards and within the agreed timeframes.
Experience, Knowledge and Skills:
- Mechanical /Electrical Engineering Diploma/ITI with 8 years’ Experience in the FM field.
- IOSH Supervising Safely or Equivalent
- At least 4 year’s experience in a Supervisory role.
- Good Knowledge of all elements of FM services both Hard and Soft.
- Fluency in English and additional Languages is a plus.
- Computer knowledge is a must

Pay: ₹65,000.00 - ₹80,000.00 per month
