Job description - Land expert
The Land Transaction Expert is responsible for the negotiation, documentation, and closing of land transactions. This includes, but is not limited to, identifying and evaluating properties, negotiating purchase agreements, preparing closing documents, and closing transactions. The ideal candidate will have a strong understanding of real estate law and finance, as well as excellent negotiation and communication skills.
Responsibilities:
● Identify and evaluate properties for purchase or sale
● Negotiate purchase agreements with sellers or buyers
● Prepare closing documents, such as deeds, mortgages, and closing statements
● Close land transactions
● Stay up-to-date on the latest real estate laws and regulations
Qualifications :
● Aware of Geographical Location of 80 km around Chennai
● Willing to travel 400 km per week on own two wheeler
● Should know rules and regulations of DTCP/ CMDA
● Should be well versed with Zoning, Pollution norms, building rules, setback,
● Should understand revenue records in Tamil
● Survey - government and Computer & correlation between both
● Should be able to handle local issues and local people
● Should be able to handle government officials and get documentation from them
● Should be able to download government records online - maps, FMBs, A register, CMDA maps, ECs, Guideline values, etc
● Should understand how to identify site boundaries from FMBs
● Should be able to obtain old adangals from taluk office, apply and obtain copy of document and ECs
● Should be able scan & upload documents and meet lawyers and satisfy legal requirements with documentation

Pay: ₹20,000.00 - ₹60,000.00 per month
