The Quantity Architect is responsible for preparing accurate cost estimates, budgets, and quantity take-offs based on architectural and engineering designs. Combining a deep understanding of architectural drawings with strong financial and analytical skills, the Quantity Architect plays a critical role in controlling costs, minimizing risk, and ensuring the financial feasibility of projects.
Key ResponsibilitiesCost Estimation & Quantity Surveying:
- Prepare detailed cost estimates and bills of quantities (BOQ) based on architectural and structural drawings.
- Analyze architectural plans and specifications to estimate materials, labor, and time requirements.
- Conduct quantity take-offs using manual or digital measurement tools.
- Assist in developing project budgets and monitor ongoing costs to avoid overruns.
- Support tendering processes by preparing cost and material proposals for contractors and suppliers.
- Evaluate construction variations and change orders, providing cost implications and justifications.
Project & Financial Management:
- Track and manage project costs throughout the design and construction phases.
- Monitor project budgets and cash flow forecasts in collaboration with the project team.
- Prepare cost reports and updates for internal and client stakeholders.
- Identify potential cost-saving opportunities without compromising design integrity.
- Provide input into value engineering and cost control measures during design development.
Documentation & Contract Management:
- Assist in the preparation and review of tender documents, contracts, and procurement schedules.
- Maintain and update cost databases, pricing records, and project documentation.
- Assist with contract administration, including assessing contractor claims and preparing payment certificates.
- Support post-contract work, including final accounts and project cost reconciliation.
Coordination & Communication:
- Coordinate with architects, engineers, contractors, and suppliers for accurate pricing and cost control.
- Attend project meetings to present cost-related insights and updates.
- Work with design teams to suggest cost-effective alternatives to materials or construction methods.
- Liaise with clients regarding budget updates, risks, and recommendations.
Skills and Qualifications
- Bachelor’s degree in Architecture, Quantity Surveying, or Civil Engineering (with architectural knowledge).
- 3–7 years of experience in quantity surveying or cost estimation, preferably in architectural or design firms.
- Strong understanding of architectural design principles, construction techniques, and building materials.
- Proficiency in software like AutoCAD, Revit, MS Excel, CostX, Bluebeam, or other estimating tools.
- Strong analytical, numerical, and problem-solving skills.
- Excellent attention to detail and accuracy in calculations.
- Knowledge of building codes, standards, and local regulations.
- Good communication and negotiation skills.
Desirable Attributes
- Certification from recognized bodies (e.g., RICS, CIQS, or equivalent) is a plus.
- Experience in high-rise, commercial, or large-scale residential projects.
- Familiarity with green building standards (e.g., LEED) and sustainable material cost analysis.
- Ability to work independently and collaboratively in a fast-paced environment.
